Finding Perfect House Means Some Tradeoffs

 
 

You want the house you buy to include certain features, but you're not likely to find all of them in one house for the price you'll be willing to pay. You can compromise on location, home features such as size, condition, price, or all of these. Just make sure that the tradeoffs you make are carefully considered and that they don't compromise your quality of life.

ERA Justin Realtor Associate Manuele “Mario” Rizzuto says, “Let's say you want a single-family home and you want an attached garage with inside access for convenience and safety. You also want to be close to an area where you can easily shop and take care of routine tasks quickly. After looking awhile, you find that most of the houses in your top-choice neighborhood have detached garages or no garage at all. A compromise might be to buy a condo or townhouse in the area that has built-in parking. You swap a single family home for a condo. But you get the area, convenience and security, all of which are also high on your list.

Another option might be to consider adding on a garage to a single-family home that doesn't currently have one. This could be a reasonable solution if the lot will accommodate it and if you can afford to add on and are up for the challenge. Again, it's a tradeoff if you were looking for a home that you could move right in to without doing work.

It's wise to consult with the building department and with a local architect and contractor who have experience working in the area about the feasibility of getting approval for the renovation you envision. 

Often affordability keeps buyers from finding exactly what they want. If you're not willing to give up on location, you may need to accept a smaller-than-ideal-size home or one that has deferred maintenance. This may be a reasonable tradeoff because homes in prime locations tend to hold value and appreciate over time due to high demand.

Prime pieces of property with wonderful settings, level usable areas, sunshine and privacy are always in high demand. For property like this, a good tradeoff might be accepting a house that needs some work.

Saving On Home Improvement

 
 

ERA Justin Realty Sales Agent John Boguszewski  reported, “There's no denying it -- remodeling, repairing and decorating your home can be an expensive undertaking. But with a little creativity and some wise shopping decisions, you'd be surprised at how much you can save on your next project as written by Paul Bianchina of Inman News.”

Lumber and Beams: There are different lumber grades available, and the higher grades carry higher price tags. If you don't need the increased structural capacity or better appearance of the higher grades, save some money by selecting a lower grade that's appropriate for the intended use. Many lumberyards have piles of lumber that are culled out because it's warped, split or otherwise unsuitable for sale at full retail. You can often pick this material up at sizable discounts, and it's perfectly good for jobsite uses such as blocking, temporary bracing, etc.  Another place to save some money is with the purchase of beams. Many structural-engineered lumber beams come in long lengths that are cut on site at the lumberyard, leaving drops that are too short for long spans. You can often pick these up cheap, and they can be used as headers for doors and small windows, or in other framing applications.

Large versus small packaging: Some construction items, such as nails, screws and other hardware, are available in both small and large packaging. Buying in larger packages saves you money on a per-pound basis, so long as you have a need for the items now or in the foreseeable future. If you only intend to use a few of the items, you're better off buying the smaller packages -- even though you pay a little more per pound, you don't waste money on excess you'll never use.

Bulk buying and Concrete:  Along those same lines is buying in bulk. Items such as sand, topsoil, gravel, bark, and other bulky construction and landscaping materials can be purchased in bags, but you really pay a premium on a per-cubic-yard basis for that convenience. If you have a pickup truck or a small trailer, picking these materials up yourself in bulk will save you quite a bit of money. For even larger quantities, paying a small fee to have them delivered will still result in a sizable per-yard discount over bagged material.  For small jobs such as setting a fence post, you can't beat the convenience of bagged concrete mix. But once your project gets up around a quarter of a cubic yard, bagged concrete becomes a whole lot harder on both your wallet and your back. Many towns have small-yardage concrete companies that are much more economical, and you can also have a full-size concrete truck deliver the wet material for a very reasonable "short-load" fee.

Small pieces of plywood: Many home centers and lumber yards have smaller, precut pieces of plywood and other materials, and you can save yourself some money if you only need a small piece for a one-time project. However, these small panels are quite expensive on a per-square-foot basis, so if you have a future need for the plywood and a place to store it, you're definitely money ahead by buying a full sheet and cutting it yourself.

Sweat equity: Got a little more time than money? If you're having work done on your home, talk with the contractor about what things you can reasonably do -- and the key word is reasonably -- to save some money. Perhaps you can do your own painting, or scrap things out and clean up the site at the end of each day. But whatever your agreement is, put it in writing!

Seconds, roll ends and discontinued items: Many retailers have items such as appliances and plumbing fixtures that they sell at sizable discounts because they are slightly blemished, have minor scratches or are in the store because someone misordered them. Flooring companies often have "roll ends" of carpet and vinyl for sale at a fraction of their original price, and that are perfect for smaller rooms. Many paint stores will have sales on mismatched or paint, or wallpaper that was misordered. Tile stores often have a sizable inventory of discontinued tiles, stones, grouts and other materials at great prices. If you can be a little flexible and creative in your design thinking and are willing to do a little research, you'll find there are bargains all around you!

MORE BANG FOR YOUR IMPROVEMENT BUCKS

 
 

ERA Justin Realty, a real estate leader throughout Bergen, Passaic, Essex & Hudson Counties deals with homes each day.  Some are pristine and some call for improvements.  Glenn Elliot, an award winning listing and sales producer with the firm shares his knowledge with these tips. “When you decide to undertake a major renovation or some minor home improvements, you may want to consider those improvements which could attract buyers and increase your profit if and when you sell your home. Should you put in a new kitchen or bathroom? Add a pool or new landscaping? Which improvements matter most and give the biggest return?

The fact is the average American family stays in a home for approximately seven years. Considering that your home is probably your most expensive asset, it makes sense to consult a home professional to identify those improvements that will appeal to more buyers and help it sell faster, and for a higher price. Before taking on major home improvements, it is best to first take care of minor maintenance needs, such as fixing leaky faucets, grouting around tubs, cleaning gutters and so on. Buyers are more comfortable purchasing a well-cared for home because if what they can see is maintained, it is more likely that what they cannot see has also probably been maintained.”

Elliot continued, “Once basic maintenance needs are cared for, a real estate professional can be helpful in recommending home improvements that will increase the value of your home. For example, if you have extra funds to spend on one project in your home, and you are choosing between renovating your kitchen or adding a new in-ground pool, which do you think would increase the value of your home more?  Installing a new kitchen will generate a greater return when selling than a pool. Not all buyers want a pool, however, they all want an updated kitchen. 

Of all the rooms inside your home, pay special attention to the kitchen and bathrooms. They should look modern, bright and as fresh as possible. According to a national survey of real estate professionals, 80 percent recommend kitchen and bath upgrades to bring a greater return.

Minor upgrades can also enhance the value of your property, according to the survey. Cleaning and de-cluttering go a long way to improving the sale of your home, and are recommended by more than 90 percent of surveyed agents. Agents also recommend adding light and brightness to a home with new lighting fixtures. Landscape improvements, fresh interior paint in a neutral color and removing old carpeting (to expose wood floors or to replace with new carpet) are also highly recommended.  Other home improvements that will attract buyers include an additional bathroom or a finished basement.”

It's not uncommon for buyers to look for months before finding the right house or condo to buy.  Lucky are the homebuyers who find a great property that suits their needs soon after they start their search.

Common concerns are: Have I looked long enough to understand the local market and the range of housing options available? Could there be another, even better listing on the market, perhaps at a better price? Will an upcoming listing be more appealing? Should I wait and see what else might come along, or should I go for it?  Don't pass over an ideal property just because you found it quickly. Instead, complete due-diligence investigations to satisfy any concerns you may have about the property before you make an offer. You could regret it if you don't buy the listing and it takes considerable time to find another suitable property.

Haleh Hamzeh, ERA Justin Realty sales agent said, “First, search the Internet on our 1000’s of homes website at www.ERAJustin.com  to see if there are similar listings on the market in the area where you want to live. Ask your agent to show you the available listings that meet your criteria. For example, you may need a main-floor bedroom and bath for an aging parent who visits frequently. You can usually get a sense of the floor plan of a house from the information provided on the Internet. If critical information isn't provided online, your agent can check for you. A critical variable to consider before making your decision is how often listings like the one you're considering become available.

However, if you discover that listings like the one you love come on the market infrequently, you should seriously consider going ahead with an offer. Certain kinds of properties in certain areas are always difficult to find. An example would be a charming home in move-in condition in a popular neighborhood that is within walking distance of great restaurants.

When these homes come on the market, there is often pent-up demand. You may not be the only buyer who has been waiting for just such a listing. This means that you could end up paying more than the asking price if you end up bidding in competition with other buyers who want the same kind of a property you do.

Don't pass up a good listing because you don't think you know enough to make an informed decision. Instead, accelerate your due-diligence investigations so that you are prepared to make an informed decision.”

Rutherford:  Everyone has his or her own "house horror story." The Sheffield’s saga began just days after they moved into their new home and continued throughout the first year. The pool pump broke, the built-in vacuum stopped working, and most devastating, the air conditioning system ceased operating on the first day of the summer heat wave. Thereafter, the Sheffield home was nicknamed  "The Money Pit."

Fortunately, the Sheffield’s had the forethought to purchase a home protection plan from their ERA Realtor, which covered all or some of the costs of repairing or replacing the broken home components.

For Sellers, a home protection plan adds value to their home sale and protects them at a time when they would rather not make major investments in their property. It has been reported that on average, homes listed with a warranty sell more rapidly than homes listed without a home warranty. The ERA Protection Plan goes one step further by covering the Seller for up to six months provided that the Seller agrees to purchase the plan at a nominal fee for the Buyer. It's a win-win situation for the Seller having protection in place while the house is on the market for sale.

For Buyers in New Jersey, the ERA Protection Plan provides coverage generally for a year after the purchase on resale homes and, on new homes, the second through the fifth year of ownership (a builder's warranty generally provides protection for the first year).

Nothing compares to the feeling of having a place to call home. At one time or another, however, most of us have felt frustration at seeing hard-earned money go into rent every month rather than a more permanent house payment. Renting is most people's first step toward homeownership, but what do you need to do to realize the dream of owning a home?   ERA Justin Realty Co-owner Carol Darby shares important insight for readers who want to become a homeowner.

“Sometimes, it's not the regular rent-money obligations but other expenses that are the main obstacle in saving. A whole debt-counseling industry has arisen to guide consumers in getting out from under what they owe. Smart saving -- not depriving yourself, just ensuring stability and enjoyment over the longest term -- involves many moves both major and simple, and can help prepare you for that first down payment.

On the simple end, rediscovering home cooking (and enjoying the leftovers as brownbag lunches) can amount to significant savings as compared to regularly dining out. On a higher level of financial planning, establishing a household budget and sticking to it -- including a specific amount set aside for savings every month -- can get you to your home-affording goals sooner than you might have imagined.

You may also want to meet with a counselor who can negotiate a lower rate and set a sensible structure for your repayments on credit cards -- while advising you how to ease dependence on them.

There are additional ways to start working toward homeownership. Some sellers will enter into a "rent-to- buy" agreement, in which part of the regular rent is considered an installment of the home's down payment, which, once built up, can help you obtain financing. Low-income renters may also qualify for federal "Section 8" vouchers, which are paid to the landlord; subsidizing your rental expenses and helping you save for a permanent home.

Just as some renting options allow you to set funds aside, some types of purchases can help defray your costs even as you fulfill the stepped-up obligations of homeownership. Pooling resources with other buyers to occupy a two-family home could be one; buying such a home by yourself and renting one half of it could be another.

Even if your economics remain challenging, there are low-down-payment mortgages, and other forms of financing for special circumstances, available to buyers who meet the right criteria. Each year MDA supports some 90-summer camps across the country. Whether in Alaska or Hawaii, in California or New Jersey, at MDA camp barriers simply don’t exist. A child with a disability can just be a child among friends. MDA camp is a magical place offering a wide range of activities specially designed for young people who have limited mobility or use wheelchairs. MDA camp programs, although structured, are conducted in a relaxed atmosphere that gives campers an unmatched opportunity to develop lifelong friendships, share interests and build self-confidence. Activities range from outdoor sports such as swimming, boating, baseball and horseback riding to less physically demanding programs like arts and crafts and talent shows. ERA JUSTIN REALTY REVIEWS BEST 2007 DOLLAR-FOR-DOLLAR IMPROVEMENT BENEFITS
 
 

It would be nice if you could count on getting one dollar back when you sell your house for each dollar you invested in renovations. Most people hope for more than a dollar-for-dollar return. In reality, many improvements return less than the amount invested.

For example, in a past Cost Versus Value Report, published by the National Association of Realtors, as reported by Inman News, that nationally, the average percentage recouped on a bathroom remodel was only 90.1 percent. It was 88.1 percent for a deck addition, 81.2 percent for a family room addition, and a mere 79.4 percent for a major kitchen remodel.

“Does this mean that remodeling is a waste of your time and money? It can be, especially if you go about a renovation in a haphazard fashion. It's important to do due diligence investigations before embarking on a remodel project, just as you would if you were considering buying a new home. There are many variables to consider,” stated Michelle Korosy, Realtor with ERA Justin Realty Co.

“Consider that the figures quoted are national averages. The amount recouped on a remodel depends in large part on where you live. There's significant variability from one city to the next, according to the NAR report.  For instance, nationally, homeowners recouped only 90 percent on a bathroom remodel. But, the amount recouped for the same job was 109.7 percent in New York City, 100 percent in San Francisco, and only 61.3 percent in Denver, on average.  The return on a remodeling investment will also depend on the value of your home, particularly in relationship to the value of homes in your neighborhood. If you have a small home in a neighborhood of larger, more expensive homes, you could come out ahead by enlarging your home. However, it's important to keep costs in line so that you don't end up over-improving your home for the neighborhood. Buyers tend to discount a home that's priced above the value of other homes in the neighborhood. Before remodeling, it's also important to consider your competition. In some areas, certain remodeling projects are taken for granted. For instance, if you're in an upscale neighborhood of older homes where most homeowners have remodeled their kitchen and bathrooms, you may be penalized price-wise by the market if your home is outdated. In areas where home prices are stable, you're likely to recoup more on your remodel investment than you would during times of meager appreciation.

There's a subjective factor that can't be overlooked when remodeling. This factor is often referred to as pride of ownership. And, don't discount the value of creature comfort. There's a certain sense of well being to be derived from a home that suits your lifestyle while aptly reflecting who you are. Despite these factors, from an investment standpoint, it makes sense to consider resale value before making an investment in a major renovation. This doesn't mean that you should remodel your home with someone else in mind. But, if you're aim is to recoup as much of your investment as possible, it's wise to consider homebuyer preferences in your area. If your remodeling is not in tune with what buyers want, it could actually decrease the value of your home. Also keep in mind that while trends change, quality and good taste are timeless.  The NAR Cost Versus Value Report was based on professional judgment rather than on actual sales data. Therefore, the report is somewhat subjective. However, it does point out the importance of carefully considering before remodeling.”

Spring is a season for condominium sales. There are many reasons for buying a condo. They make great affordable first homes. They also make great homes if you are downsizing from a large family house to a smaller residence.

 

According to ERA Broker Co-owner Jennifer Darby, “Condos now often appreciate in market value about the same as comparable single-family detached houses.  The many reasons for buying a condo include, they are usually less expensive than buying a similarly sized single-family house; exterior maintenance is the responsibility of the condo homeowner's association; the security of leaving your condo for an extended period without worry called lock and leave; homeowner tax benefits similar to houses; pride of ownership from being an owner rather than a renter; and potential resale profit as the condo appreciates in market value.  However, local supply and demand greatly affects this last potential advantage.

 

 Depending on your viewpoint, areas to research include, rules of the condo homeowner's association; potential increases in monthly fees and special assessments for maintenance costs; policies and rules; maintenance or management, which affect enjoyment and resale values.

 

Unless it is a small condo building of five units or less, professional management is a good sign. The cost usually pays for itself because an experienced condo manager knows where to get repair discounts that often "save" the equivalent of the professional manager's fee.

 

Condominium buyers should ask questions because buying a condo may vary from buying a house. An excellent resource is the book by Robert Bruss, The 10 Key Questions Condo Sellers Hope Buyers Don't Ask,concluded Jennifer.
