Sellers Reset Their Expectations in the 2010 Real Estate Market

Who sets the tone and real estate values in the real estate market?  Some may think it to be the Realtors and some may think it to be the sellers, but in truth it is what the buyers in the market are willing to pay for real estate.  Sellers are resetting their expectations to be part of the continuing 2010 real estate market.

To be successful with a sale, sellers should step back and view their house as a commodity that is accepting to the market while depersonalizing their home and not viewing it with the natural attachments one would normally have. 

Expecting a sales price that is reflective of a seller’s desires can be an expensive lesson that costs time and money as the house sits on the market unsold, while buyers simply move on to other houses on the market.

 Ron Darby, Broker Co-owner of ERA Justin Realty, a “Top-100” ERA real estate brokerage nationwide shares 2010 statistics of the market. “Each day our highly trained staff of Realtor professionals share and educate our new sellers to the market with a comprehensive (CMA) comparative market analysis which is available at no cost and at no obligation.  Our CMA will compare the seller’s house with others that are currently on the market, those that have sold, and those that have expired which will give the seller a suggested asking price.  The distinct importance is that once the house is sold, it must appraise for mortgage financing, based on comparable sales that is public information and in our CMA report.  It is disappointing for all sellers to have their Realtor obtain a purchaser, enter into a contract and then have a qualified buyer disapproved for mortgage financing.  The transaction may then be canceled and the seller has lost time, effort and possibly a lower selling price for the next sale, if the market has continued to modify downward. If the recent sales are lower than they were two or three months ago, this indicates that prices are declining. This needs to be taken into account when you select a list price and the right Realtor.” 

Continuing, Darby said, “One must pay close attention to market prices.  For a seller to believe that his house is better than the competition, while being very similar, and if both houses are too high for the market, neither will sell, adding to the extensive list of expired listings throughout Bergen, Passaic, Essex and Hudson counties. Houses needs to be perceived as a good value to a buyer to sell in this market.”

 Experts state that houses are most marketable when new on the market. Buyers continually shop for new listings to the market. Listings that don't sell relatively quickly often languish on the market. Price reductions often follow as the sellers begin to understand how the market functions. A listing that has been on the market for months is likely to receive a lower offer.

A listing that receives a lot of showing activity when it first comes to the market but gets no offers is probably overpriced for the market. In this case, it's best to lower the price to market value as soon as possible while the listing is still fresh in agents and buyers minds, even if this is within two to four weeks of the listing date.          ERA JUSTIN REALTORS SEND YOUNGSTERS TO MDA SUMMER CAMP

Since 1955, MDA has built bridges and knocked down barriers for youngsters with neuromuscular diseases by providing an unforgettable week at MDA summer camp, largely in part this summer through the efforts of the ERA Justin Realty teammates who are pictured, Ilene Harpuder, Soila Columbie, Carol Calamari, Cathy Vick, Fara Espandi, June Incorvaia with granddaughter Leah Welch and Broker, Ron Darby, all who are invited to attend the MDA VIP Summer Camp day to be with the kids.

Ron Darby said, “It has been the focus of our entire staff of agents to raise tax deductible donations to send as many children to MDA summer camp as possible and it all came together at the MDA Lock-up at the Park and Orchard Restaurant, East Rutherford. We reached out to all of the business firms and individuals we transact business with throughout the year to send in their donations large and small.  Donations were pooled in an effort to send children to the tri-state MDA summer camp for a week.  In the past, we had focused on raising funds for MDA research, but we now focus to give these children an immediate positive experience.  Due to the untiring efforts of our staff and those who donated, the MDA youngsters will enjoy a week in the country in a structured environment to fit their abilities. The fundraising event included our New Jersey MDA Goodwill Ambassador, Madison Lemke, age 11, who attended with her mother, Lori Lemke.

Special thanks also to the Rutherford Police Department and the Bergen County Sheriff’s Department who arranged transportation for those willing to be locked up until they raised their MDA bail. Of course, it was all in fun. ERA Justin Realty raised over $7,000.00 for this single event. Our ERA Justin Realty team of over 35 Realtors never stopped until our summer goal for our MDA youngsters was met. We are now continuing to exceed our goal." 

Each year MDA supports nearly 90 summer camps across the country. Whether in Alaska or Hawaii, in California or New Jersey, at MDA camp barriers simply don’t exist. A child with a disability can just be a child among friends. MDA camp is a magical place offering a wide range of activities specially designed for young people who have limited mobility or use wheelchairs. MDA camp programs, although structured, are conducted in a relaxed atmosphere that gives campers an unmatched opportunity to develop lifelong friendships, share interests and build self-confidence. Activities range from outdoor sports such as swimming, boating, baseball and horseback riding to less physically demanding programs like arts and crafts and talent shows. Thousands of youngsters attend MDA camp each year at no cost to their families.  ERA Justin Realtor Jennifer Darby Metzger offers tips with a smile in getting those closets ready for the sale of your house. The firm is headquartered in Rutherford, NJ. “For many, we hardly want to think about closets, but the day is nearing, hour by hour. When your Realtor arranges for an open house or appointment, you will no doubt make sure everything is tidy and clean. The dishes are put away, beds made, litter box cleaned. But, what about your closets?   Storage is a number one priority with home buyers. They want to make sure they have a place to put their stuff. Will your closets prove to be a selling point?

Ready? Here's how it goes. You get a phone call. Friends are dropping by for a few minutes, so you toss everything into the closet - toys, coats and whatever. When your guests leave, you swear you will get to it tomorrow. Sometimes, tomorrow never comes. After a while, it becomes hard to close the door and you do not remember what is in there. It is now time to de-clutter and de-stress.

Everyone loves lots of closet space. Closets are where we keep clothing, shoes, and storage for seasonal items, sports equipment, linens and the endless supply of home necessities. The problem is it can become an 'out of sight, out of mind' issue. Since these things reside behind a closed door, they do not get much thought until the day we absolutely have to have that one thing in the very back.

It is not going to go away by itself, so take time to tackle it head on and get organized. Allow lots of time for this task. You probably won't be able to get through it in a day or even a weekend. Remember, it took you a long time to accumulate these items. You cannot expect to clean them all out in a few hours. You might want to tackle this chore in chunks of time, allowing a few weekends to get totally through the process.

You will find yourself agonizing over many decisions. The rule is, if you haven't worn it for 2 years, toss it. If it is a gift that Aunt Emma gave you 5 years ago and something you will never use, get rid of it. (Just don't tell Aunt Emma.) Pretend you are moving to smaller quarters, and you can only take the things you truly love. If you are having trouble, enlist the help of a friend who can be relentless.

Begin with clothing and shoes. Most of us keep favorites around far too long. 'I'm sure I can get back into that dress soon.' It only takes up valuable space in your home. Donate it to a charity. There is someone out there who will put your items to good use.

 Think about your lifestyle as you are making these choices. Maybe your former employment was in an office and you needed to wear suits every day. Your current employment is a more casual job and your attire now reflects this attitude. Keep your favorite two suits and take the others to a second hand store or give them away. Retain clothing that works for your current way of living, not how you used to live. 

Place everything in piles: (1) Keepers; (2) Maybes or Yard Sale; and (3) Donations. It might also help to obtain some of the organized storage available for closets. These are especially useful for those small items such as ties and belts. Everything will be neater and you will be able to find things quicker.

Toys and seasonal items are a little more difficult. If the kids have outgrown those old skates, pass them down to a friend. Holiday decorations can tug at your heartstrings, but if they are broken or no longer hold their luster, out they should go.  If you cannot bear to part with them, pack them in a storage box. By the time the de-cluttering is finished you should have room left over. Books, toys and clothing that are going to a charity should be boxed up or placed in plastic bags. If you are considering a yard sale, try to tag as you go along.

When you start sorting through paperwork, promise yourself to handle each piece only once. Papers that belong to other family members should be sorted and then handed over to that individual. Control newspaper and magazine pile-up by vowing to discard each issue by the time the next one arrives. On Sunday, Saturday's paper goes out whether or not it has been read. The same thing goes for magazines. Some offices or charities are happy to have them, especially hospital waiting rooms. As for regular bills, they can be organized with a portable file box.”

As important a landmark as buying a home is in people’s lives, you'd be surprised at how much of it can turn on snap decisions. If you’re selling a house you’ll have to put careful thought into buyers’ first impressions, because many sales will be made or lost before they reach the front door - or as soon as they walk through it. And many of the most important things you can do cost very little and can even bring a return on your investment.

First consider "curb appeal," such as trimmed shrubs and new flowers, which puts your prospective buyers in just the right frame of mind. The feeling customers get from the upkeep of the building and grounds helps them easily imagine themselves as a resident. You want to do everything you can to make them see your property as their house, both outside and in.

Fresh, neutral paint is well worth the investment. Kitchens and bathrooms should be in sparkling condition - these rooms often make up the minds of many home-seekers. Odors like pet smells and cigarette smoke could distract a potential buyer - make sure that your property smells fresh and clean.

One of the most important things to do before showing your home is to clear out the clutter. The fewer items you have crowding your rooms and closets, the bigger your property will appear, and the easier it will be for potential buyers to envision placing their own possessions there. Remove personal effects such as family photos, children’s artwork and collectibles.  Put some items in storage, or hold a garage sale to make a little money during the de-cluttering process.

Buyers should feel as if they are entering what could be their own home, not intruding on the personal space of someone else. That means striving to have your home look like a model home - decorating your property with a neutral décor in a neutral color palette. Repainting rooms in a neutral color also helps convey a sense of spaciousness.

Clean windows, fresh flowers and other small changes can make a big difference in what the homebuyer sees - and remembers. From major improvements which guarantee a return on your investment, to subtle touches that tip the scales in your favor, the features of a house that we often take for granted can be the ones that determine your home selling success.

Want to know where you’re going and how do you handle the sale of your current house?  With that said, some repeat homebuyers may have difficulty qualifying for financing before selling. There is an answer to structure a contingent-sale offer so you can move forward comfortably.

Every seller would want offers that are not contingent on the sale of another house. The problem being that if a buyers’ house does not sell, they can't buy the sellers’ house and the sellers are then faced with looking for a new buyer.

Karen Kelly, ERA Justin Realtor professional stated, “Buyers should structure their offer so that it is attractive to sellers and accomplishes their goals.

Buyers can accomplish their goals by understanding that most sellers will expect a clause to be included in the contingent-sale contract allowing the sellers to continuing to market their house for sale.  If another buyer is obtained, they can advise the contingent-sale buyers that they remove the contingent-sale clause and provide documentation that they can close without the sale of their home or the seller can cancel their contract and accept the other contract recently obtained.

To avoid this situation, buyers can put their house on the market and find a buyer for it before they make an offer on their replacement home. Sellers are more receptive to offers made subject to the closing of the sale of the buyers' house than they are on offers contingent on the buyers receiving an acceptable offer on their house.  Once you find the seller who is receptive to an offer contingent on the closing, the seller will be more inclined to agree to accept.”

Karen continued, “If the seller  does accept a sales-contingency contract, your ERA Justin Realtor professional will work with the listing agent to verify the house is being marketed at a list price consistent with the market.  It is important for the seller to know that information if considering acceptance of the contingent-sale offer.”

With summer rapidly approaching and with Open House weekends in place, Kristen also offers timely tips in getting those closets ready for the sale of your house. “For many, we hardly want to think about closets, but the day is nearing, hour by hour. When your Realtor arranges for an open house or appointment, you will no doubt make sure everything is tidy and clean. The dishes are put away, beds made, litter box cleaned. But, what about your closets?   Storage is a number one priority with home buyers. They want to make sure they have a place to put their stuff. Will your closets prove to be a selling point?

Ready? Here's how it goes. You get a phone call. Friends or your house showing is in a few minutes, so you toss everything into the closet - toys, coats and whatever. When they leave, you swear you will get to it tomorrow. Sometimes, tomorrow never comes. After a while, it becomes hard to close the door and you do not remember what is in there. It is now time to de-clutter and de-stress.

It is not going to go away by itself, so take time to tackle it head on and get organized. Allow lots of time for this task. You probably won't be able to get through it in a day or even a weekend. Remember, it took you a long time to accumulate these items. You might want to tackle this chore in chunks of time, allowing a few weekends to get totally through the process.

You will find yourself agonizing over many decisions, but be brutal. The rule is, if you haven't worn it for 2 years, toss it. If it is a gift that Aunt Emma gave you 5 years ago and something you will never use, get rid of it. (Just don't tell Aunt Emma.) Pretend you are moving to smaller quarters, whether you are or not, and you can only take the things you truly love. If you are having trouble, enlist the help of a friend who can be relentless. Think about your lifestyle as you are making these choices. Maybe your former employment was in an office and you needed to wear suits every day. Your current employment is a more casual job and your attire now reflects this attitude. Keep your favorite two suits and take the others to a second hand store or give them away. Retain clothing that works for your current way of living, not how you used to live.

Place everything in piles: (1) Keepers; (2) Maybes or Yard Sale; and (3) Donations. It might also help to obtain some of the organized storage available for closets. These are especially useful for those small items such as ties and belts. Everything will be neater and you will be able to find things quicker.

Toys and seasonal items are a little more difficult. If the kids have outgrown those old skates, pass them down to a friend. Holiday decorations can tug at your heartstrings, but if they are broken or no longer hold their luster, out they should go.  If you cannot bear to part with them, pack them in a storage box. By the time the de-cluttering is finished you should have room left over. Books, toys and clothing that are going to a charity should be boxed up or placed in plastic bags. If you are considering a yard sale, try to tag as you go along.

Most of us are drowning in paper. When you start sorting through paperwork, promise yourself to handle each piece only once. Papers that belong to other family members should be sorted and then handed over to that individual. Control newspaper and magazine pile-up by vowing to discard each issue by the time the next one arrives. On Sunday, Saturday's paper goes out whether or not it has been read. The same thing goes for magazines. Some offices or charities are happy to have them, especially hospital waiting rooms. As for regular bills, they can be organized with a portable file box.”

ERA Justin Report: Proactive Approaches for Real Estate Sales

Anticipating and fixing what might go wrong with your real estate transaction by being proactive in advance is a great move in this different real estate market.

In the past, inspections likely pointed out the issues that might bring a real estate transaction to a halt.  Sellers do have the option to reduce transaction failure by ordering a presale inspection before the property goes on the market.

An abundance of financing today is placed through the FHA the Federal Housing Administration and other government backed financing programs which offer lower down payments for buyers.

In this current modifying housing market, lender requirements on buyers qualifying criteria and on appraisals is very specific. It is prudent that sellers understand pricing when they place their house on the market and should carefully accept a selling price to eliminate appraisal problems during the sales process that can negatively impact the contract closing. ERA Justin Realtor professionals will provide at no cost or obligation a specific (CMA) comparative market analysis as to proper listing and selling pricing.

Buyers should be sure to provide their Realtor professional with a mortgage preapproval before making an offer to a seller, which brings credibility to the transaction. If during the process a credit report contains erroneous information that will prevent qualification, that blemished report should be corrected by the buyer to eliminate any issues during the purchase process.

It is important that buyers work with a good mortgage lender with a history of successful transactions.  A loan officer with lots of experience working with today’s market is necessary; someone who can anticipate what mortgage underwriting will require.

Grace Tirrito, ERA Justin Realtor  advises, “We can work with offers contingent on the sale of the buyer’s house with protection for the seller as the  subject house will remain on the market during this period in the event that another contract offer is obtained. It can be a win-win for all.  However, it is important to have the pricing details of the house the buyer is selling, as it must be marketable in this current market.  Unfortunately, appraisal issues are common in this current market and can make a transaction unworkable.  Lenders make sure there’s enough equity in the property in case home prices move lower. Buyers and sellers must be aware of the fact that the appraisal on the property may come in lower, based on specific comparable recent sales, even if there are multiple offers at a higher price.  In this market, sales price won't necessarily match the appraised value because of the lender's cautiousness about lending due to comparable sales. Buyers and sellers should be prepared to understand if the appraisal comes in lower that the lender may not lend the buyers the amount they need to close. This could involve the seller modifying their price and the buyers putting additional cash down. We work closely and advise to possibly avoid this issue.”

ERA Justin Realty’s Ron Darby and Carol Darby, which serves Bergen, Passaic, Essex and Hudson counties, and the ERA brokerage network recently gathered in Nashville, Tenn., for three days of educational seminars focused on its “A Smarter Community” brand positioning at its 2010 International Business Conference. ERA brought together over 2,000 brokers, sales associates and industry experts for intense training, exciting new interactive learning stations and innovative programs and tools to make it easier to meet consumer needs.

ERA Justin Realty, celebrating its 26th anniversary with ERA was also honored with the valued ERA Commitment to Excellence Award, one of four ERA offices nationwide, and participated in challenging training programs.  Under the direction of its management team, ERA Real Estate is reengineering its brand to enhance and strengthen the value it brings to its buyers and sellers in today’s constantly changing marketplace.

Moving is a major change for all members of a family. Adult responsibilities weigh heavily when keeping track of all the tasks needed to make a move go smoothly. If you have children, this may be a difficult time to focus on their problems, too, but it’s also one of the most crucial times to keep their concerns in mind.

Sometimes what seems like a major disruption to grownups is viewed as an adventure to the kids. Still, changing homes can also upset feelings of stability (in the case of younger children) and belonging (in the case of teens). These are special concerns for these age groups.

According to ERA Justin Realtor, Michelle Korosy, “The most important thing a parent can do is maintain normal routines as much as possible, and when it isn’t possible, to let the kids know that apprehension about a big life change is normal, too. Try to keep calm about the move yourself, and your children will be more likely to follow your lead. It is advisable to be open about what’s happening and how everyone feels about it. 

This means keeping your kids in the loop at each stage of the move. It helps everyone for them to get increasingly use to the idea of this change. Bring them along when you look at houses, make them familiar with the new area you’re moving to, and investigate its attractions (including the athletic or extra-curricular offerings that appeal to your kids). Exploring some of this on the Internet is a good way to relate your relocation to an activity they already enjoy.

Encourage your children to express any worries, and do what you can to reassure them. If you went through similar experiences as a child, you can share how you dealt with it, if it was easy, so much the better, and if it was hard, your children will know they’re not the only ones who have ever had to deal with change.

Try and arrange visits to the new school and meetings with the new teachers before the school year or semester starts. When you have more than one child, make bedroom assignments in the new house as soon as possible to avoid sibling strife (comfort, privacy and age seniority are all issues of kid politics that it is sometimes easy for grownups to forget).”

LISA GOLDSACK TRANSFERS TO ERA JUSTIN REALY CO.

Lisa Goldsack, formally of Jersey City and Hoboken and a long-term resident of Rutherford is married to Hoboken Fire Captain, Nicholas Goldsack.  She is also a busy mom to three daughters, Jenna, Paige and Leigha, who attend the Rutherford school system.  After a lifelong career in sales beginning in the New York garment district serving both the smaller retailers to large department store chains, Lisa then knew it was time to follow her dream, join ERA Justin Realty and serve the buying and selling needs of those she knows throughout all of the South Bergen County communities.
