Ms. Hymer of Inman News reports, “It wasn't too long ago when it didn't matter as much which real estate agent you chose to sell your house if it was located in one of the many hot seller markets. Listings sold without much assistance; many soon after the for-sale sign went up. Today, choosing the right agent for the job can make the difference between a sale and no sale.

 

There are many factors to consider in selecting an agent today. One is that many of the agents working now entered the business recently. They've never seen a softer home-sale market before. This doesn't mean that you shouldn't use an agent who doesn't have decades of experience. But, it means you need to find an agent with a definite set of skills.

 

Most sellers in this market want and need an agent that will provide an aggressive and broad-based marketing plan. However, some sellers may not be aware of how important it is to hire an agent who is an adept communicator. Today's successful agents don't stop selling when they find a buyer for your home. They manage the transaction carefully and skillfully until the sale closes.

 

Selecting an agent who is a good negotiator, who is patient and who will explore all options before letting a deal fall apart gives you a leg up. It helps if your agent has a good working relationship with other agents in the area. One of these agents is likely to represent the buyer for your home.

 

Ask any agent you consider, to provide you with a detailed marketing plan, to let you know how he or she will accomplish the sale of your home. Don't even consider listing with an agent that doesn't market extensively on the Internet. Studies show that Internet buyers bypass listings online that don't have photos. They assume that something must be wrong with the property. Check a sample of an agent's Internet marketing before signing up.  A reliable source of agent recommendations is friends and associates who sold recently in your area, and would hire their agent again.”

  ERA JUSTIN REALTY PARTICIPATES IN KIP CENTER HOLIDAY FARE

 Rutherford:  A chill is in the air, the malls are all decked out with holiday displays, shoppers are out and about and its also beginning to look a lot like Christmas at Rutherford’s Kip Center, the areas recreation and nutritional citizen center, where area residents enjoy daily activities and lunch programs.

 

Christmas trees, wreaths, and holiday displays abound with participants who are as busy as holiday elves getting ready for the upcoming Kip Center drawing, when dozens of decorated trees and wreaths are given to winners through their annual holiday drawing. The event helps raise needed donations used to fund the varied activities at the center.

 

Carol Calamari and Terry Mertens of ERA Justin Realty are the firm's coordinators for the 2007 charitable event, and have presented their most unique theme wreath, Santa Baby decorated with baby needs. The focus is to bring benefits to both the Kip Center fundraiser while also bringing attention to Product-Red. 

 

Carol said,  “Our idea was to create the wreath with items that are unisex for a baby and what better place to go than The Gap.  In 2006 The Gap launched Product-Red, a brand created to raise awareness & money for AIDS in Africa.  50% of the proceeds from each Product-Red item sold goes directly to the Global Fund to invest in African AIDS programs, with a focus on women & children.   ‘Tis the season for giving. By helping the Kip Center raise money with ERA Justin Realty’s donation of the Santa Baby wreath decorated mainly with Product-Red & Baby Gap items, the lucky winner will also receive a Baby Gap gift certificate and can purchase more Product-Red items to help those in need in Africa.   Please stop by The Kip Center between November 13th and December 8th for a chance to win!  It's a win-win situation locally and internationally!”
