                    ERA JUSTIN PREPARES FOR 2008 MUSCULAR DYSTROPHY SUMMER CAMP FOR KIDS

Ron Darby of ERA Justin Realty recently announced, “We are now launching our MDA 2008 Summer Camp for kids donation fundraiser. Our firm, in conjunction with other New Jersey ERA firms works to send area MDA kids to summer camp. Our ERA Justin teammates also spend time at summer camp with the kids, working with them at arts and crafts, sporting events, enjoying one-on-one conversations and answering their questions and concerns.   Being there, one can see how rewarding it is to participate.

With everyone's help 2008 will be successful with contributions so more MDA kids will be able to enjoy the country setting and MDA activities in our area camp this summer.  Each year MDA supports some 90-summer camps across the country. Whether in Alaska or Hawaii, in California or New Jersey, at MDA camp barriers simply don't exist. A child with a disability can just be a child among friends. MDA camp is a magical place offering a wide range of activities specially designed for young people who have limited mobility or use wheelchairs. MDA camp programs, although structured, are conducted in a relaxed atmosphere that gives campers an unmatched opportunity to develop lifelong friendships, share interests and build self-confidence. Activities range from outdoor sports such as swimming, boating, baseball and horseback riding to less physically demanding programs like arts and crafts and talent shows. Thousands of youngsters attend MDA camp each year at no cost to their families.” 

 For past efforts, ERA Justin Realty has been inducted into the President's Club of the Muscular Dystrophy Association and they received framed artwork created by one of the MDA kids.  Many of the kids are very talented artists.  The picture will be featured on the ERA Justin MDA wall of honor at their firm.

 

Members of the ERA Justin Realty team recently celebrated seven of the firm's best-of-the-best at the RealSource Association of Realtors  presentation.  New Jersey Association of Realtors 2007 Silver and Bronze Circle of Excellence Awards were presented to Cathy Vick-Silver, Ilene Harpuder-Silver, Jennifer Darby-Silver, Margaret (Peggy) McLaughlin-Bronze,  Glenn Elliot-Bronze, Kristen Davis-Bronze and Fara Espandi-Bronze.  ERA Justin Realty has been a real estate market leader and is celebrating its 58th anniversary.

Rutherford:  Each year the New Jersey Association of Realtors honors its top producers in sales and listings sold.  Based upon Realtor production with focus to detail, agents throughout New Jersey are awarded for their outstanding efforts each year. 

It is important to recognize remarkable achievements of the best-of-the-best because of the positive impact that these award achievers have on their buyers, their sellers and the communities in which they conduct their daily real estate business.

Jennifer Darby was also cited for the NJAR Distinguised Sales Club award for winning the Circle of Excellence award for ten years. Orlando, Florida --Excitement is in the air.  Within the awards hall, seated are national award professionals from all around the world.  After an awards dinner, Brenda Casserly, President and Chief Operating Officer of ERA Real Estate positioned herself at the podium.  The event had all of the trappings of the Academy Awards and the award presentations began. The award evening is equally important to Brokers and Agents as the Academy Awards, for this day they are recognized for their outstanding achievements.

The award was then presented by ERA’s Judy Green and accepted on behalf of the entire ERA Justin Realty team of sales professionals.

Carol Darby co-owner of ERA Justin Realty shares vital information on the new economic stimulus package recently signed into law by President George W. Bush.  Based on the signing there will be greater opportunities for buyers and sellers regarding their specific real estate needs and requirements.
 
              NEW LOAN LIMITS TO STIMULATE HOME SALES IN NEW JERSEY

Rutherford:  ERA Justin Realty applauds and looks forward to the anticipated positive impact the new economic stimulus package recently signed into law by President George W. Bush will have on our local real estate market. 

With the government raising the FHA conforming loan limit for all homes bought through the end of this year, much larger mortgages will qualify for purchase by government housing authorities Fannie Mae and Freddie Mac, lowering the interest rates for borrowers.  As a result, buyers and existing homeowners can get lower interest rates on what used to be known as ‘jumbo loans’ that were resulting in higher percentage point more than conforming loans.

“This new government stimulus package presents a great opportunity for a consumer to purchase their ‘Dream Home’ or allowing existing homeowners to strengthen their financial position through refinancing.” Said Carol Darby, co-owner of ERA Justin Realty Co. with her business partners Ron Darby and Jennifer Darby. “The ERA 2007 national senior survey clearly shows that boomers will look to take advantage of this situation.  We found that one-in-five boomers plan to change houses in the next five years.  With our strong ERA Justin Realty agent base, we are available to work with the consumer on every available option and use this ruling to help explore the opportunities.”

With the firm’s fifty-eight years in area real estate brokerage, they will sort out the positive impact of this new ruling on housing across the region. Advice to people who are shopping for, or selling a home includes:

  • If you are going to be in a home for more than two years, now is the right time to buy. Prices may still modify, but based on statistics compiled by the National Association of Realtors, they are expected to go back up before you plan to sell and you can take advantage of the more favorable mortgage rate.
  • Get preapproved for a mortgage as soon as possible so you can make an offer before someone else does – more people will be out shopping for homes in a higher price range.
  • If you saw a dream home you couldn't afford last year, look again. Two trends are moving in the buyer’s favor – the price may have dropped and you will be able to afford a bigger mortgage at a lower interest rate.
  • Sellers should not hold back at a time when more buyers are becoming qualified to get a larger mortgage. This program may not continue beyond this year. 
  • Timing the market is not possible. While you may sell for less than you would have a year ago, you’ll make it up on the lower purchase price of your next home and lower financing costs.

According to National Association of Realtors (NAR) research:

  •  Increasing FHA loan limits will help an additional 138,000 Americans achieve the dream of homeownership and will allow nearly 200,000 homeowners to refinance and potentially keep their home.
  • NAR believes that increasing the loan limits for Fannie Mae and Freddie Mac will bolster the severely stressed housing finance market by immediately infusing much needed liquidity into the nation’s mortgage market. “While such an increase will not solve the full range of housing challenges, it will play a vital role in improving the nation’s economy and making the dream of homeownership more attainable for thousands,” said NAR President Richard Gaylord.
  • An economic impact study conducted by NAR earlier this month estimated that increasing the GSEs’ (Fannie Mae and Freddie Mac) conforming loan limits would result in as many as 500,000 refinanced loans and could help reduce foreclosures by as much as 210,000.
  • In addition, over 300,000 additional home sales could be generated, housing inventory would be reduced and home prices would be strengthened by two to three percentage points. “These are real results and will have an immediate and sustainable impact for families across our country,” said NAR President Richard Gaylord.

 Rutherford:  The corporate division for ERA Real Estate, a national real estate organization with over 3,000 real estate offices throughout the United States and Europe, works diligently to create and promote state-of-the-art marketing programs for ERA offices to serve their sellers in this modifying real estate market.  Within that process the ERA corporate division reached out to a select group of ERA Broker-Owners who own ERA real estate firms.  Those selected Brokers comprise the ERA National Marketing Advisory Committee and are chosen for their unique abilities and outstanding performance in the operation of their own firms. Another criteria for being chosen is their ability to look forward through 2009 for new products and services that should be created for current and future market periods.

Monthly meetings are held at the ERA corporate headquarters in Parsippany alternating with teleconferences, as other committee members are in all areas of the United States. Internet technologies allow the board to be on the telephone and view and share information at the same time via computer.  This interactive technology gives all the ability to input their information and the other board members instantly receive it.

Ron Darby stated, “We at ERA Justin Realty have spent twenty-five years focusing on ERA products and services for our sellers and buyers.  Never realizing that ERA national would single me out for a position of guidance throughout the country, I was so pleased and accepted the challenge to assist in guiding the entire ERA system as I do within our ERA Justin Realty firm.”

ERA Justin Realty is celebrating 25 years of membership with ERA.  The firm will be recognized and celebrate at an upcoming special anniversary event at an ERA International Business Conference.
