DON’T FORGET THE KIDS WHEN YOU MOVE!
ERA Kids Helps Parents Involve Children as Part of the Home Buying Process
Rutherford – ERA Franchise Systems has introduced ERA-Kids an Internet based interactive application geared towards engaging the entire family in the home buying process. With more than 73 million households with children under the age of 18, the importance of involving kids in the process is critical. ERA Real Estate has developed an on-line tool in yet another step to remain the industry's technology leader and to continue its mission to be "Always there for you for home buyers and sellers"
"We have long understood the impact that the home buying process has on children and look forward to bringing them into the home search activities," said Ron Darby, ERA Justin Realty Broker who is involved with the ERA National Marketing Advisory Committee, a select group of ERA business owners who critique new products and services before being presented nationally. "Such a program, ERA-Kids, includes a variety of activities and imagery that makes children feel a part of the process," said Darby.
With ERA-Kids, the children in prospective home-buying families are encouraged to participate in activities related to home buying events that enable them to find their own comfort level with an often-puzzling process. With downloadable features from ERA-Kids, children are provided activities ranging from simple coloring and sticker books to online interactive programs. One on-line program lets kids trace real estate images, and the unique "Paint Your House" program which enables children to paint and change the color of the homes that their parents are considering.
As a strong industry leader and a national Top-100 firm, ERA Justin Realty is underscoring the critical role of children in the home buying process. Whether at office meetings, open houses or home tours, more families are involving their children in the process. With the emotional impact of leaving the familiarity of surroundings, friends and schools, ERA-Kids stresses the positives of new horizons, better surroundings, new friends and the advantages of new schools. ERA-Kids is available at www.ERAJustin.com, simply by clicking either the Community Links or About Us buttons on the home page.
“There is a difference in real estate companies,” Darby continued, “Presenting this program for the kids, we believe, is another way to exceed buyers and sellers expectations of what ERA Justin Realty is about, as we don’t offer just the basics. In that way, we feel we are being held in high regard. In fact, our buyers and sellers have put their thoughts in writing. We have on file for the asking, ‘Real Estate Results In Writing,” our report of over 720 quotes and testimonials from our very satisfied buyers and sellers. No other area real estate firm offers that.”

Realtor Jennifer Darby is co-owner of ERA Justin Realty. Her expertise includes New Jersey Broker certification, instructor for the New Jersey Real Estate Commission licensing course and recipient of the New Jersey Association of Realtors Lifetime Achievement Award for ten or more years of continuing NJAR Circle of Excellence Awards from 1998 through 2007. Here she offers one of many ERA Justin Realty informative topics.
ERA Justin 2008 Report: Selling? Ready, Get Set, Toss
ERA Justin Realtor Jennifer Darby offers tips with a smile in getting those closets ready for the sale of your house. “For many, we hardly want to think about closets, but the day is nearing. When your Realtor arranges for an open house or appointment, you will no doubt make sure everything is tidy and clean. The dishes are put away, beds made, litter box cleaned. But, what about your closets? Storage is a number one priority with homebuyers. They want to make sure they have a place to put their stuff. Will your closets prove to be a selling point?
Ready? You get a phone call. Friends are dropping by for a few minutes, so you toss everything into the closet - toys, coats and whatever. When your guests leave, you swear you will get to it tomorrow. Sometimes, tomorrow never comes. After a while, it becomes hard to close the door and you do not remember what is in there. It is now time to de-clutter and de-stress.
Everyone loves lots of closet space. Closets are where we keep clothing, shoes, and storage for seasonal items, sports equipment, linens and the endless supply of home necessities. The problem is it can become an 'out of sight, out of mind' issue. Since these things reside behind a closed door, they do not get much thought until the day we absolutely have to have that one thing in the very back.
It is not going to go away by itself, so take time to tackle it head on and get organized. You probably won't be able to get through it in a day or even a weekend. Remember, it took you a long time to accumulate these items. You cannot expect to clean them all out in a few hours. You might want to tackle this allowing a few weekends to get totally through the process.
You will find yourself agonizing over many decisions. The rule is, if you haven't worn it for 2 years, toss it. If it is a gift that Aunt Emma gave you 5 years ago and something you will never use, get rid of it. (Just don't tell Aunt Emma.) Pretend you are moving to smaller quarters, and you can only take the things you truly love. If you are having trouble, enlist the help of a friend who can be relentless.
Begin with clothing and shoes. Most of us keep favorites around far too long. 'I'm sure I can get back into that dress soon.' It only takes up valuable space in your home. Donate it to a charity. There is someone out there who will put your items to good use.
Think about your lifestyle as you are making these choices. Maybe your former employment was in an office and you needed to wear suits every day. Your current employment is a more casual job and your attire now reflects this attitude. Keep your favorite two suits and take the others to a second hand store or give them away. Retain clothing that works for your current way of living, not how you used to live.
Place everything in piles: (1) Keepers; (2) Maybes or Yard Sale; and (3) Donations. It might also help to obtain some of the organized storage available for closets. These are especially useful for those small items such as ties and belts. Everything will be neater and you will be able to find things quicker.
Toys and seasonal items are a little more difficult. If the kids have outgrown those old skates, pass them down to a friend. Holiday decorations can tug at your heartstrings, but if they are broken or no longer hold their luster, out they should go. If you cannot bear to part with them, pack them in a storage box. By the time the de-cluttering is finished you should have room left over. Books, toys and clothing that are going to a charity should be boxed up or placed in plastic bags. If you are considering a yard sale, try to tag as you go along.
When you start sorting through paperwork, promise yourself to handle each piece only once. Papers that belong to other family members should be sorted and then handed over to that individual. Control newspaper and magazine pileup by vowing to discard each issue by the time the next one arrives. On Sunday, Saturday's paper goes out whether or not it has been read. The same thing goes for magazines. Some offices or charities are happy to have them, especially hospital waiting rooms. As for regular bills, they can be organized with a portable file box.”
“There is a difference in real estate companies,” Jennifer continued, “Presenting consumer information, we believe, is in order to exceed sellers expectations of what ERA Justin Realty is about, as we don't offer just the basics. In that way, we know that our sellers will hold us in the highest regard. Our sellers have put their thoughts in writing. We have on file for the asking, ‘Real Estate Results In Writing’ our report of over 720 quotes and testimonials from our sellers and buyers. No other area real estate firm can offer that. Are we proud? Absolutely!”

She was recently honored at the mid-year RealSource Association of Realtors meeting attended by over 500 members.
With focus on continually fine-tuning her abilities through twenty-five years of continuing Realtor education, Cathy’s education has included the legal environment of real estate, management, brokerage responsibilities, real property taxation, tax appeals and overall real estate issues in New Jersey.

Our sellers and buyers have put their thoughts in writing. East Rutherford's Baja Fresh counterman Mario Suarez and hostess Patricia Santacruz join ERA Justin Realty's MDA coordinators Carol Calamari, Kristen Davis and Stephen Way for MDA's Summer Camp For Kids successful fundraiser. June 5th is an opportunity for those who would like to attend their next fundraising event, a Southern Living at home party. All are invited to attend.
BUSINESSES & HOMEOWNERS JOIN THE MDA SUMMER CAMP FOR KIDS CAUSE
For the last 3 years, ERA Justin Realty, in conjunction with the Junior Woman's Club of Rutherford, has sponsored a Cashola to raise money for Muscular Dystrophy.
ERA Real Estate raises money every year for Muscular Dystrophy. Their team of agents reaches out to vendors, clients, and the community for support. They donate their time and personally fund the MDA Summer Camp for Kids effort.
One recent successful fundraiser was the Baja Fresh Cinco de Mayo Cashola at their East Rutherford location. The Rutherford Junior Woman’s Club in this endeavor supports Carol Calamari and Kristen Davis, both full time agents with ERA Justin Realty. They chose a day in May and distributed fliers that customers brought with them to the Baja Fresh restaurant. Management donated 15% of their proceeds to MDA up to $1000. Once they reached $1000, the donation graduated to 20%. A win-win for all, the diners and community was happy to have a good meal for a great cause!
Many individuals suffer from Muscular Dystrophy. Stephen Way is a high school student in Rutherford. He lends his name and picture to the flier advertising this event, and gets much credit for the high attendance. Stephen is well known and well loved throughout our area towns. His family is also involved in many community activities, and friends were happy to dine out to support Stephen’s MDA cause.
Kristen Davis says "This is a fun fundraiser for us, because the food is great and it's great seeing friends get together to help Stephen and our NJ MDA kids in this MDA cause." On May 14, 2008, we raised almost $400 via the Baja Fresh Cashola, which is added to other contributions received via local businesses, business associates, friends and family plus on-line campaigns. If you wish to donate and have missed our fundraiser, please visit our website at http://www.MDACamp.com.
Carol Calamari added, “ERA Justin has another fundraiser approaching and it’s the Southern Living at Home party on June 5th at 7:30 PM. For those interested in attending, please contact Kristen Davis or Carol Calamari at ERA Justin Realty at 201 939-7500. In September our total MDA check is presented at the Muscular Dystrophy Association Jerry Lewis Telethon...and then we begin planning for next year.”

ERA Justin Realtor Associate Kristen Davis relates important information so Realtors are prepared to best serve the interests of buyers and sellers with continuing education. She is a career professional at ERA Justin Realty, a listing and sales market leader. She has a strong educational background with needed certifications and serves her buyers and sellers throughout Bergen, Passaic, Essex and Hudson Counties.
FOR ERA JUSTIN REALTORS SCHOOL IS NEVER OUT
It takes responsible schooling, training and focus in this quickly changing real estate industry to be successful for area sellers who rely on their Realtors. For the real estate professionals at ERA Justin Realty, the semester for learning is 365 days long.
Ron Darby, ERA Justin Realty broker co-owner said “The business of being a Realtor has become significantly more complex. Innovation in technology and the knowledge required to apply it effectively to our profession continues to proceed at a dizzying pace. Our clients use technology to communicate with us in ways that few could have imagined just a few short years ago, and they expect us to be proficient with using technology as they are. As cell phones replace office phones and electronic organizers replace appointment books, the power of the Internet dominates as a global marketing presence to every Realtor at our firm.”
Kristen Davis, a full time Realtor associate with the firm stated, “The regulatory environment in which we operate has become more complicated as well. Legal protections for consumers, a host of financing options and a myriad of state and local regulations place demands on our attention that we must be prepared to meet to continue to best serve the interests of our clients. Therefore, the knowledge base that each one of us must possess grows daily.
I'm not suggesting that sales professionals should feel nostalgia for simpler times. In truth, successful Realtors have always invested considerable effort to achieve success. If a sales associate's job simply consisted of putting up a sign, running an ad and waiting for the phone to ring, our profession would have been phased out of existence long ago. Our continuing education and training helps clients reach their real estate goals that instill value in what we do.
The intelligent use of technology has always been a core principle at ERA Justin Realty, particularly when it comes to education. We attend ongoing training each month through ERA Corporate E-Campus, the RealSource Association of Realtors and through the National Association of Realtors with innovative use of communications and multimedia technology.
With our ongoing training and education, Realtors don't have to wait until the end of a semester to find out how they are doing. The results are visible in a buyer’s happiness when they find a home that meets their needs both financially and emotionally and a successful sale for our sellers in this modifying real estate market. We measure our successes and how we are doing every day.”
Darby concluded, “We are proud to offer this, one of a series of informational tips for homeowners. We offer continuing articles in the media as an added measure to make our phrase ‘There is a difference in real estate companies,’ more than just a phrase, but a reality. Because of our daily efforts, we received the prestigious ERA world-wide 2003 through 2007 ‘Commitment to Excellence Award,’ one of 14 premier ERA real estate firms from 3,000 across the nation, as well as being honored as a ‘Top-100’ ERA firm. Only outstanding business entities are honored and receive these accolades. Ask to see our publication ‘Real Estate Results In Writing’ our report of 720 testimonials from our satisfied buyers and sellers to learn what ERA Justin Realty can do for you.” For these reasons we hope to be your buying and selling Realtor of choice.”
