ERA New Jersey’s top fundraising real estate office and Ron Darby, ERA New Jersey, Broker was recently informed that the firm was inducted into the MDA President’s Club, honors shared only by organizations with year-long focus for Jerry’s kids and the Summer Camp for Kids program.

Kristen Davis of ERA Justin Realty said, “We are asking for area residents to help achieve these goals for our MDA kids, whose health may permit them to be part of summer camp this year, but they may not be able to attend in future years. Each year MDA supports some 90-summer camps across the country. Whether in Alaska or Hawaii, in California or New Jersey, at MDA camp barriers simply don’t exist. A child with a disability can just be a child among friends. MDA camp is a magical place offering a wide range of activities specially designed for young people who have limited mobility or use wheelchairs. MDA camp programs, although structured, are conducted in a relaxed atmosphere that gives campers an unmatched opportunity to develop lifelong friendships, share interests and build self-confidence. Activities range from outdoor sports such as swimming, boating, baseball and horseback riding to less physically demanding programs like arts and crafts and talent shows. Thousands of youngsters attend MDA camp each year at no cost to their families.”

ERA Justin Realty Offers Alternatives to Short Sales and REO Properties
ERA Justin Realty, a real estate market leader active in Bergen, Passaic, Essex and Hudson County sales and listings offers alternatives. Buyers want bargains. Some even limit their search to REOs and short-sale listings.
REO, or real estate-owned, refers to a property that a mortgage lender acquired through a foreclosure. It's owned by the bank. A short sale refers to a situation where the sellers still own the property but they can't sell for enough to pay off the mortgage(s) and costs of sale.
Jennifer Darby, ERA Justin Realty Broker Co-owner recently said, “We have an alternative. Our firm offers a vast menu of single, multi-family and investment properties whose sellers are poised to consider offers from buyers that may be consistant with distressed short sale or REO pricing. There are pros and cons to buying distressed sale properties. They may sell below market price. However with REOs, there is usually very little information about the property, no seller disclosures and possibly months of waiting to only find out that your offer is not accepted. Be prepared to negotiate. Save a concession or two to add to your offer, like a higher price. Unless the listing agent convinces the bank to do fix-up before selling, the property could need work. If so, it won't appeal to as many buyers but could be a good opportunity for buyers with vision. Short-sale properties also tend to have a lot of deferred maintenance. If the sellers are having trouble making the mortgage payment, there may be no funds for fix-up.”
Continuing, Ron Darby, Broker Co-owner added, “That is not to say that short sales and REO’s should not be considered, but is a detailed process. Buying a listing that's subject to lender approval requires patience on the part of the buyers, sellers and their agents. It can take three to four months to get an answer. There's no guarantee that a short-sale offer will be approved, and it's not uncommon for lenders to reject a purchase offer without giving a reason why. Many lenders who make such sale decisions are overwhelmed with their internal process.

Carol Darby, ERA Justin Realty co-owner offers consumer information regarding the federal income tax credit of up to $8,000 for first time homebuyers. The firm's Realtor agents stand ready with answers to buyer and seller questions as well as information on new low interest rate mortgages available for the spring, 2009 market for qualified buyers.
First-Time Homebuyers Federal Income Tax Credit Improved and Extended
ERA Justin Realty notes beneficial changes in the American Recovery and Reinvestment Act “Individuals and couples contemplating the purchase of their first home have an opportunity to take advantage of a federal income tax credit that can help put them in the home of their dreams – and the incentive is even more attractive than before,” noted Carol Darby co-owner of ERA Justin Realty located in Rutherford.
"The American Recovery and Reinvestment Act modified the existing, temporary federal income tax credit for qualified first-time homebuyers," said Darby, “and for those who qualify, the changes to this incentive make it even more valuable. The incentive has been extended, but it won’t last forever for those considering home ownership in 2009 and is proving to be a unique and compelling opportunity."
In this version of the tax credit, qualified "first-time" buyer - defined as an individual who has not owned a home during the past three years can receive a federal tax credit of 10 percent of the cost of their principal residence, up to a maximum credit of $8,000. Buyers receive a tax credit on their personal income tax return in the calendar year following the year of closing on their home.
Unlike the previously available tax credit, the modified version does not require homebuyers to repay the credit as long as they retain ownership of the home, as their primary residence, for three years. This incentive is also retroactive covering homes purchased on or after January 1, 2009.
"This tax credit provides one more sound reason for first-time buyers to take advantage of today’s attractive interest rates and ample inventory of homes, as well as save on their federal taxes," Darby said. "The benefits are significant. To simplify the explanation, if a home costs $65,000, the allowable credit is $6,500. For a home that’s purchased for $120,000, the allowable credit is $8,000. In our market area the allowable credit will typically be $8,000."
She cautions that although the incentive has been extended, it is only temporary.
