ERA Justin Realty New Coverage Video

ERA Justin Realty Broker Co-owner Jennifer Darby offers important information for those selling in 2010. Strong seller competition and proper pricing are necessary. With the strong availability of homes, proper pricing is necessary for a successful sale. ERA Justin Realty offers a no-obligation 2010 market analysis so sellers can make educated decisions as to proper home pricing.

Strong Seller Competition Requires Attention for a 2010 Showing

As important a landmark as buying a home is in people’s lives, you’d be surprised at how much of it can turn on snap decisions. If you’re selling a house you’ll have to put careful thought into customers’ first impressions, because many sales will be made or lost before they reach the front door – or as soon as they walk through it.

ERA Justin Realty’s Jennifer Darby offers a menu of possible ‘first impression’ areas that an owner may want to consider.  “First consider curb appeal – the feeling customers get from the upkeep of the house and grounds, and how comfortable this makes them imagining themselves as a resident. You want to do everything you can to make them see your house as their house, both outside and in.  A new paint job is an investment that should more than pay for itself, and neat landscaping – trimmed shrubs, new flowers – puts your prospective buyers in just the right frame of mind. Inside, kitchens and bathrooms should be in sparkling condition – these rooms are known to be what makes up many home-seekers’ minds. Removal of odors like pet smells and smoke will lessen distractions for customers you want focusing on your home’s possibilities, and clearing of clutter is crucial.

The fewer belongings you have crowding your rooms and closets, the bigger the home will appear, and the easier it will be for potential buyers to envision placing their own possessions there. Put some things in storage if you need to, or hold a garage sale to help cut down on some of the build-up you were going to clear out for moving anyway.  For buyers picturing themselves in your home, it’s also good to present the house in as general taste as possible – personal memorabilia, collectibles, and eccentric wall colors and furnishings should go out with the clutter. Repainting rooms in a neutral white also helps convey the sense of spaciousness.  Clean windows, fresh flowers, and other small details with big impact – they’re what you want to remember. From major improvements to subtle touches that tip the scales in your favor, the features of a house that we often take for granted can be the ones that determine your home selling success. According to the National Association of Realtors®, curb appeal alone accounts for half of all home sales.”

Jennifer continued, A little effort now saves you a lengthy process later. First impressions will expedite the sale, and securing the services of a qualified Realtor® will make it all the surer. One of our ERA Justin Realty real estate professionals can guide you in all the above matters and more, from supplying a checklist of presentation tips, to recommending affordable painting contractors from his or her industry connections, to helping you rearrange the furniture. Whatever it takes, we can give you confidence that, for some buyer soon, the showing of your home will be love at first sight.  We also will provide a 2010 home market analysis  (CMA) with information in determining the true value of a house and the right asking price. In the end, however, the homeowner should decide on a price that he or she feels is competitive and consistent with the price at which other houses in the area have sold. Our CMA report for our Sellers is truly comprehensive in all aspects.  Complete with color photos and detailed information, it makes pricing easier for those planning a sale.  Truly, there is a difference in real estate companies, and our details will make the difference. We ask Buyers and Sellers to compare.  We believe that in order to exceed expectations of what ERA Justin Realty is about, we don’t offer just real estate basics, we try to be as comprehensive as possible.  In that way, we know that our Buyers and Sellers will hold us all in the highest regard.”

Ron Darby, ERA Justin Realty Broker and co-owner offers an overview of the services that the firm provides its buyers and sellers. Having a 59 year relationship with thousands of completed transactions, the firm suggests areas that should be reviewed before choosing a Realtor to handle probably the largest investment in one's lifetime.

ERA Justin Realty Tips: Selecting the right real estate agent

Selecting the right real estate firm and professionals to work with you in both a home purchase as well as a sale is extremely important in today’s home-sale market.  Critical choices are to be made. Timing is important for first-time homebuyers and knowledge of the market is important to assist in having the house under contract, and ultimately find its way to the closing table. Quality firms and quality agents have a wealth of experience to draw from that can be helpful when problems arise.

ERA Justin Realty, a market leader for fifty-nine years is one of those firms, serving many thousands of home buyers and sellers since first opening their doors. Quality service is their mantra each day and they add, “There is a difference in real estate companies.” It is strongly suggested that buyers and sellers look closely at the firm and agent that they plan to do business with as purchasing and selling is one of the largest investments to be made during a lifetime.

Ron Darby, ERA Justin Realty broker co-owner offers, “Not all real estate firms are the same. It is with strong importance I say that. Some homes for sale appear on the market so overpriced that even if a purchaser was obtained, it could not appraise for mortgage financing. Many of those listings may linger on the market for nearly one year without ever having needed price adjustments. Where in this process did that real estate firm and agent fail?  Due diligence on the part of buyers and sellers is necessary for success in this real estate market.

Our Realtor agents would not consider putting a commission before satisfying their client by taking a listing promising a best price, then turning it over to an assistant who may not have the experience to adequately take care of the details. Our Realtor agents work with our sellers from day one through closing of the transaction.”

It's easy to be won over by an agent's enthusiasm about your home. You want to work with an agent who feels positively about your home and who believes it can be sold in the current market if properly priced and prepared for sale. However, you'll be disappointed if the agent's interview demeanor disappears after you commit to working together.

Ron continued, “We have Realtor agents whom you may have previously worked with and have referred many other buyers and sellers to us.  We offer references from friends, buyers and sellers whose opinions you trust.  In fact, we offer our publication ‘Real Estate Results in Writing,’ our report of over 720 testimonials from satisfied buyers and sellers. We offer continuing articles in the media as an added measure to make our phrase ‘There is a difference in real estate companies,’ more than just a phrase, but a reality. Because of our daily efforts, we received the prestigious ERA world-wide 2003 through 2008 ‘Commitment to Excellence Award,’ one of 14 premier ERA real estate firms from 3,000 across the nation, as well as being honored as a ‘Top-100’ ERA firm for 2007 and 2008. For these reasons we hope to be your buying and selling Realtor of choice.”

ERA Justin Realty 2009 Fall Tips on Dressing Your House for a Good Showing

If you’re selling a house you’ll have to put careful thought into customers’ first impressions, because many sales will be made or lost before they reach the front door – or as soon as they walk through it. Each seller is in competition with many other sellers seeking a buyer for their house because of the vast number of listings available on the market.

Louise Bloomer of ERA Justin Realty offers a menu of possible ‘first impression’ areas that an owner may want to consider. Put some things in storage if you need to, or hold a garage sale to help cut down on some of the build-up you were going to clear out for moving anyway (just hold it before buyers can see the piles on your lawn or the cars lined up on an otherwise peaceful street). ERA Justin Realty 2009 Fall Tips on Dressing Your House for a Good Showing

If you're selling a house you'll have to put careful thought into customers’ first impressions, because many sales will be made or lost before they reach the front door – or as soon as they walk through it.

Real Estate market-leaders, ERA Justin Realtors offer a menu of possible ‘first impression’ areas that an owner may want to consider. Inside, kitchens and bathrooms should be in sparkling condition – these rooms are known to be what makes up many home-seekers’ mind.

Put some things in storage if you need to, or hold a garage sale to help cut down on some of the build-up you were going to clear out for moving anyway (just hold it before buyers can see the piles on your lawn or the cars lined up on an otherwise peaceful street).  For buyers picturing themselves in your home, it’s also good to present the house in as general taste as possible – personal memorabilia, collectibles, and eccentric wall colors and furnishings should go out with the clutter. Repainting rooms in a neutral white also helps convey the sense of spaciousness.  Clean windows, fresh flowers, and other small details with big impact – they're what you want to remember. From major improvements to subtle touches that tip the scales in your favor, the features of a house that we often take for granted can be the ones that determine your home selling success. According to the National Association of Realtors®, curb appeal alone accounts for half of all home sales.”

Ron Darby, ERA Justin Broker Co-Owner continued, “A little effort now saves you a lengthy process later. First impressions will expedite the sale, and securing the services of a qualified Realtor® will make it all the surer. One of our ERA Justin Realty real estate professionals can guide you in all the above matters and more, from supplying a checklist of presentation tips, to recommending affordable painting contractors to helping you rearrange the furniture. Whatever it takes, we can give you confidence that, for some buyer soon, the showing of your home will be love at first sight.  We also will provide a 2009 home market analysis (CMA) with information in determining the true value of a house and the right asking price. We believe that in order to exceed expectations of what ERA Justin Realty is about, we don't offer just real estate basics, we try to be as comprehensive as possible.  In that way, we know that our Buyers and Sellers will hold us all in the highest regard.”

ERA Justin Realty proudly received the prestigious high honors of being an ERA “Top-100” brokerage firm from 3,000 ERA offices all across the nation for the past two years. They are consistently honored for their professionalism, integrity and service to their buyers and sellers.

ERA Justin Realty agents with stuffed animals for MDA children

ERA Justin Realty team members work on their MDA Jerry Lewis Labor Day Telethon fundraiser for the kids.  Pictured is Cathy Vick, Rosemarie Zembryski, Glenn Elliot and Terry Mertens.  Team Leader Rosemarie arranged for a major donation from Russ Manufacturing for hundreds of high-quality stuffed animals to be distributed to the MDA summer camp kids as well as preparing for her appearance at the Telethon with her family where she will present the MDA check to Tony Orlando for donations raised by all ERA real estate offices throughout New Jersey. She will be joined by ERA's Karen Kelly and family who will accept phone-in donations for the Muscular Dystrophy Association.

ERA Justin Realty Participates In MDA “Camp Magic” For Area Children

Each year team members at ERA Justin Realty work through spring and summer preparing and soliciting donations for the MDA Summer Camp for kids program.  They then attend the camp to be with the kids and participate in the activities and finalize their annual fundraising activities at the Jerry Lewis Labor Day Telethon.

Summer 2009 is a bit different.   Due to overriding concern for the health and safety of Jerry’s Kids, the MDA National office has canceled the remainder of its annual summer camp program because of the H1N1 virus.  The decision to cancel MDA’s remaining summer camp sessions was unprecedented in the history of the Association. It was a necessary preventative measure, made in the best interest of all participants to ensure their health and safety.

ERA Justin Realty in conjunction with MDA has taken it to the next level this year.  The MDA staff will personally be delivering some “camp magic” in the form of gifts to each summer camp kid to their homes during August to include one of the stuffed animals obtained through Rosemarie Zembryski’s donation outreach to Russ Manufacturing who donated hundreds of stuffed animals for the kids.

Rosemarie stated, “It’s unfortunate that MDA had to cancel summer camp this year, but the kids health is the priority. So, the next best step was for a bit of “camp magic” to come to the kids. The MDA Summer Camp is a week-long program that is free to all who participate.  It is a week during which MD kids get to be kids.  It’s a week when their parents, often the only caregivers for their child, get to take a well-deserved break.  It’s also a time when lasting friendships are formed – friendships between campers, counselors, the MDA staff and our teammates from ERA Justin Realty.”

For those who would like to donate for the kids, a tax deductible check can be made payable to MDA and sent to the ERA Justin offices. All members of the ERA Justin MDA team can be reached at their  Rutherford office at 118 Jackson Avenue.  By office phone (201) 939-7500, (201) 438-0588 or (201) 438-SOLD. ERA Justin Realty’s Dos and Don'ts of Home Selling

Prioritize property upgrades

An anxious seller and listing can have their house on the market in a day, but is that house photo-ready before it is presented to the market?

Edward Bulger of ERA Justin Realty stated, “Our Realtor agents will work with each seller to create a marketing plan for the premarketing phase of the process. Use our ERA Justin Realtors as your resource. Walk through your home to get feedback on work, decluttering and rearranging that needs to be done before the house is photographed for advertising and shown to prospective buyers. Staging your house is part of the process at ERA Justin Realty. We present your house to our multiple listing services with many photos and a video tour as each one has its special features that we present to the market. Our custom designed video tours show off the features with music and captions.  This is all-inclusive at no extra cost to our sellers.

Work with our Realtor agents about possible painting, staging, furnace replacement, any modifications and fixing miscellaneous defects if necessary. Then, prioritize the most critical repairs or enhancements. Save copies of proposals and paid invoices for work you did to your house so buyers know which items have been repaired.”

Ron Darby, ERA Broker Co-owner added, “Now is a good time to have work done. Many area contractors are looking for work. You might receive more competitive bids and be able to have the work done less expensively during this summer 2009 market.”

ERA Justin Realty offers continuing articles in the media as an added measure to make their phrase ‘There is a difference in real estate companies,’ more than just a phrase, but a reality. Because of their daily efforts, they received the prestigious ERA world-wide 2003 through 2008 ‘Commitment to Excellence Award,’ one of 14 premier ERA real estate firms from 3,000 across the nation, as well as being honored as a ‘Top-100’ ERA firm for 2007 and 2008. Only outstanding business entities are honored and receive these accolades.
